IRS Construction were appointed as principal contractor by Aberdeen City Council following a rigorous tender process for this project, secured following the successful completion of Logie Manor phase 1. The scope involved refurbishing 36 three-story flatted dwellings, including the installation of new slated roof coverings and the removal of deteriorated chimney stacks and parapet walls.
The project encompassed the demolition and renovation of external balcony areas suffering from significant concrete decay. IRS employed specialized concrete cutting techniques to remove the existing floor slabs and balcony walls, installing structurally engineered load-bearing steel stanchions and reinforced concrete for a new floor slab.
External walls were reinstated using a lightweight framing system to create an enclosed living space with a new window aperture. The removal of 12 parapet lead-lined gutters led to the demolition and stripping of parapet walls, revealing wet and dry rot. IRS Construction conducted extensive dry-rot/wet-rot rectification, including the replacement of rotten timber joists and sarking in the main roofs.
The main roof area was extended to form an overhang, allowing for the creation of a facia, soffit, and external guttering. An external wall insulation system was installed across the entire façade, finished with a new roughcast rendered surface. Close collaboration with the structural engineer and architect addressed problematic areas, ensuring comfortable, warm, and damp-free homes guaranteed for an additional 25 years.
