This intricate project involves an eight-storey building with under croft parking, featuring residential spaces on upper levels and commercial units at ground, first, second, and third Floor levels. Originally refurbished in 2009, the structure combines a preserved 1930s brick structure with new concrete framing and a lightweight steel frame for levels six and seven.
The scope of works involves replacing combustible elements in the external façade with non-combustible materials. This includes replacing the external insulation render system, rainscreen panels, glazed spandrels, and timber cladding, along with the associated combustible backings and insulation. Additionally, the project entails verifying the locations and adequacy of previously installed fire barriers, with potential replacement as needed.
IRS Construction along with our architectural, engineering and design teams have successfully engineered a design solution to satisfy the replacement design brief along with the most important element which is to satisfy the EWS1 criteria for successful handover on project completion.
