The Blake, Southampton
Replacement of combustible façade elements on a nine-storey occupied residential building (constructed in 2012).
Classified as a High-Risk Building, the project is being delivered in line with the Building Safety Regulator Gateway process. The objective is to enhance fire safety and improve the building’s appearance, while maintaining full compliance and minimising disruption to residents.

Experienced in navigating Gateway 2 of the BSR process, we prepare compliant documentation and maintain the Golden Thread of information throughout."

Cooper House - Manchester
Cooper House is a nine-storey, occupied Higher Risk Building in Hulme, Manchester, comprising around 91 apartments.
Originally built in the 1970s, the project replaces combustible façade cladding to entrances, balconies and soffits, delivered through the Building Safety Regulator's Gateway process while residents remain in their homes.
Classified as a Higher Risk Building under the Building Safety Act 2022. IRS has entered into a PCSA to carry out the Building Control application through the Building Safety Regulator's Gateway process.




Completed Projects - PC/Handover
Advent 2 and 3, Manchester – Building Safety Fund
Advent 2 & 3, situated in Manchester City Centre with 242 properties, was subject to the fire remediation order and funded by the Building Safety Fund to replace the combustible facade elements and bring the building into line with the EWS1 safety standards.

BSR Gateway Compliant
In collaboration with all stakeholders, we manage the process from concept to completion, ensuring compliance with the complex BSR Gateway system to deliver a safe, future-proof project while maintaining the Golden Thread of information.
As Principal Contractor on high-rise residential projects, we work within the BSR Gateway process to deliver safe, compliant projects - from initial application through to final certification.
The Golden Thread isn't paperwork we produce at the end; it's maintained as the project progresses. Every design decision, material specification and site change is documented and traceable to ensure full compliance. It's how we deliver works building owners, residents and the regulator can trust - and that stands up to scrutiny long after project completion.

Installation of EWI and render systems to improve thermal performance and protect the building fabric for the long term. We source and install high-performance insulation products that improve energy efficiency and reduce heating costs for residents.
Whole House Retrofit
Bringing together building fabric, heating and ventilation strategies to deliver safe environments, improved energy performance and avoidance of issues like damp or poor ventilation. Lower running costs and better comfort for residents, delivered with minimal disruption.
